A Data Room for Real Estate Deals
DiligensHub is a real estate data room for property sales, purchases and financings. Upload a whole property file at once, with its folders intact. Then decide, folder by folder, what each party can see.
Large document sets
Upload a Whole Property File at Once
Drop in a folder tree, and DiligensHub rebuilds it in the room, file by file. Every folder and file gets an index number. Office files open in the browser as PDFs, so no one needs the original app.
- One folder per property or per workstream, kept as uploaded
- Duplicate files flagged
- Deleted files kept for 30 days in the recycle bin
- The whole room or one folder downloaded in checked parts
Search and versions
Find the Text Inside a Scanned Document
Search reads the text inside PDFs and Office files. Type a name or a phrase, and the results show each file that contains it. Scanned pages are read with OCR, in English and Spanish. Each file is searchable up to its first 200 pages.
- A revised survey or schedule posted as the next numbered version
- Earlier versions kept and downloadable
- Updated shown to each party on files that changed
- Insurance, permits and renewal notices coming due within 90 days, flagged
Access per party
Each Party Sees Its Own Folders
Buyers, lenders, brokers and counsel each get their own permission set. Set every folder's viewing level for each set, from hidden to original files. A lender can read the financials without seeing the buyer's side.
- Six viewing levels per folder, in each permission set
- Per-file lists that allow or block named people
- Each party in its own company group, out of the others' view
- Access that ends on a date you set

Real Estate Data Room Questions
- What is a real estate data room?
- A real estate data room is a secure site for sharing a property's documents during a sale, purchase or financing. Typical contents are financials, leases, title, surveys and environmental reports. Buyers, lenders and advisors review them under controlled access, and every view is recorded.
- Can I search inside scanned documents?
- Yes. Scanned pages are read with OCR, in English and Spanish, so their text is searchable. Search also reads PDFs and Office files. Long files are indexed up to their first 200 pages. Images on their own, such as site photos, aren't searched.
- Can lenders and buyers see different documents?
- Yes. Give each party its own permission set, then set each folder's viewing level for that set. A lender might read the financials as a watermarked PDF, while the title folder stays hidden. Per-file lists can also allow or block named people.
- Can we download the whole room at closing?
- Yes. Download the whole room, a folder, a selection, or only what's new. Large rooms come in checksummed parts, each ready as soon as it's built. A list shows anything left out and why, such as view-only files. You get an email when it's ready.
